A house in Woensdrecht that is not for sale

The average price says roughly what you will pay when something comes up for sale. What it does not say is how little comes up for sale in the streets where you really want to live. In many municipalities the wanted houses are on Funda only briefly, and some never get there: they go to someone in the agent's network, or to someone who asked the owner earlier.

At almost every house I sold as an agent, the owners had earlier received letters from people who wanted to live there. Whoever sends such a letter is in the picture the moment moving comes up; whoever waits until the house is on Funda queues with everyone else. So choose the house or the street in Woensdrecht where you want to live, and write to the owner yourself: who you are, why there, and that you are not an investor. What such a letter looks like, in English and in Dutch, is in the letter to a Dutch homeowner.

How to read these figures

The CBS, the Dutch national statistics office, counts every existing home sold to a private buyer in a year and registered with the Kadaster, the land registry, and divides the total price by the number. New-build homes are not included. A year's figure is final as soon as it appears; a new year is usually added in February.

An average is not the price of a house. If more apartments are sold in Woensdrecht in a year than the year before, the average falls, even if every single home became more expensive. The CBS itself says the average sale price is not a measure of price development; for that there is the price index of existing homes. What you will pay for one particular house depends on the street, the type, the size and the condition, and that can be far from the average.

The WOZ value is something else: a valuation by the municipality for tax purposes, as of 1 January of the previous year. And how much buyers bid above the asking price is nowhere in these figures; what is public about that is in overbidding in the Netherlands: the figures per quarter and province.
