Buying a house in the Bergkwartier (Amersfoort): how to reach the owners

The Bergkwartier is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

The Bergkwartier is the Amersfoort neighbourhood where people look for a villa within walking distance of the station, and where they almost never find one on Funda. Residents stay a long time, and a house only comes onto the market when something changes in a family. Then the buyer is regularly already known before the house is online: someone from the family, a family that has been in the picture with an agent for years, or someone whose letter has been in the drawer for a long time.

The neighbourhood grew up around the new station of 1901. Around 1900 a private company, the NV Amersfoort, had a villa park laid out on the flank of the Amersfoortse Berg, to designs by the landscape architects Hartogh Heys van Zouteveen and later Smits en Schulz from Naarden. It was the first neighbourhood in Amersfoort to be created on the drawing board: avenues and greenery like a park, with the villas standing as separate houses within it. In the 1920s and 1930s double villas and spacious semi-detached houses were added. A large part is a nationally protected townscape. A detached villa on one of the old avenues rarely comes free; a 1930s double house somewhat more often.

If I were searching here, I would take a stretch of the Daam Fockemalaan or the Prins Frederiklaan and write to the owners of the villas that appeal to me most: who I am, why the Bergkwartier, and that I am going to live there myself and will not split the house up. Anyone selling a villa like that often thinks long about who comes next, and a letter puts a name to that.

Frequently asked questions

How do I approach owners in the Bergkwartier?

Start with the villas where you really see yourself living and write the residents one personal letter: who you are, why the Bergkwartier, and that you are going to live in the house yourself. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.

Does much come up for sale in the Bergkwartier?

Little, certainly where the villas are concerned. They stay in the same hands for a long time, and when they come free, they often stay in the family or go to someone an agent already had in mind. Anyone who wants a villa here does well to write to the owners themselves.

Which streets are the most sought after?

The avenues of the villa park, such as the Prins Frederiklaan, the Koningin Wilhelminalaan and the Daam Fockemalaan, and the Utrechtseweg for anyone who does not mind a large house on a through road. The better known the avenue, the more people are waiting for it; an avenue that is mentioned less often but appeals to you gives your letter more room.

Is the Bergkwartier a protected townscape?

A large part is: since 2007 it has been a nationally protected townscape. What is protected is above all the whole, the avenues, the greenery and the way the villas stand within it. Anyone who wants to convert or extend is better off checking first with the municipality what is allowed, before making an offer.
