Buying a house in the Leusderkwartier (Amersfoort): how to reach the owners

The Leusderkwartier is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

The Leusderkwartier is the neighbourhood Amersfoort people move to when they want a 1930s house with a garden within cycling distance of the city centre. Once they live there, they usually stay until the children are grown up, and so a whole house mainly comes free when they have left home or when work is waiting somewhere else. Then there is often already someone who wants it: a neighbour who wants more space, an acquaintance of the seller, or someone who had registered with an agent.

It is largely a pre-war neighbourhood. The oldest part, the triangle between the Leusderweg and the present-day Kersenbaan, was built in the early twentieth century; after that the neighbourhood grew southwards, with 1930s houses and more space and greenery. Some of the streets are named after inventors and physicists, such as the Einsteinstraat and the Galvanistraat. You will find mainly terraced houses, often with a bay window at the front and front and back rooms with sliding doors, and here and there flats; the Leusderweg is the shopping street. A 1930s house that still has its old details is what most searchers want, and that changes hands least.

If I were searching here, I would choose the Galvanistraat or a stretch of the Einsteinstraat and send the residents of the houses that suit us a short letter: who we are, why the Leusderkwartier, and that we are coming to live there ourselves. Anyone selling here has often maintained the house with care for years and would rather pass it on to someone who is going to do the same.

Frequently asked questions

How do I approach owners in the Leusderkwartier?

Pick out two or three streets where you would really want to live and write the residents of the houses you would want one personal letter: who you are, why the Leusderkwartier, and that you are going to live there yourself. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.

Does much come up for sale in the Leusderkwartier?

Little in relation to the number of people who want to live there. The 1930s houses rarely change hands, and what comes free often finds a buyer in the street or in an agent's address book before it is online. Anyone looking for a whole house here gets more out of a letter than out of a search on Funda.

Which streets are the most sought after?

The quiet streets with 1930s houses in the southern part, and for anyone who wants to be close to the shops the streets right by the Leusderweg. That is exactly where the competition is strong; a street where you feel at home but which is less well known gives your letter more chance.

What is the difference between the older and the younger part?

The oldest part, in the triangle between the Leusderweg and the Kersenbaan, was built in the early twentieth century. Further south are the 1930s houses, with more space and more greenery. The CBS counts the Leusderkwartier as one district, including the neighbourhoods Leusderkwartier-West and Leusderkwartier-Oost; for anyone searching here, it is one area.
