Buying a house in Oud-West (Amsterdam): how to reach the owners
Oud-West is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.
In short
- Oud-West has 23,738 addresses in the BAG register.
- An existing home in the municipality of Amsterdam sold in 2025 for €631,000 on average, +2.1% on 2024 (CBS StatLine).

Oud-West is the neighbourhood where I most often hear people looking say they want "anywhere in 1053 or 1054". The supply consists mainly of flats that are gone within a week. The homes people are really waiting for, a ground-floor house with a garden on the quay or a double upstairs flat in the Helmersbuurt, rarely come up for sale publicly. Those go through the owners' association (VvE) or the neighbours.
The neighbourhood was largely built between 1870 and 1900: narrow buildings of three or four floors, in the Kinkerbuurt put up quickly and cheaply. There, a lot was demolished in the 1980s and replaced with social housing; the owner-occupied homes are mainly in the Helmersbuurt, the Da Costabuurt and along the quays. The most sought after is a flat with outdoor space in a quiet street.
If I were looking here, I would not write to the whole of Oud-West, but pick two or three streets, a stretch of the Da Costakade for instance, and send the residents of the buildings I like an honest letter: who I am, why Oud-West, and that I am going to live there myself. In a small VvE the neighbour knows before Funda does who is going to move.

Public figures about the neighbourhood, refreshed daily. They say something about who lives here and what it costs; whether anything will come up for sale, they do not say. That is what the letter is for.

Frequently asked questions
How do I approach owners in Oud-West?
Pick a few streets where you would really want to live, write one personal letter in which you say who you are, why Oud-West and that you are not an investor, and send it to the buildings you like. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.
Does much come up for sale in Oud-West?
Small flats come up regularly and go quickly. The larger homes, a ground-floor house with a garden or a double upstairs flat, rarely come free and often go outside Funda, within the VvE or the owner's network. It is precisely for that kind of house that a letter pays off.
Which streets are the most sought after?
The quays, such as the Da Costakade and the Jacob van Lennepkade, the Vondelstraat and the quiet streets of the Helmersbuurt. But sought after also means a lot of competition; a side street that you find beautiful and that not everyone names often gives you a better chance.
Many homes in the Kinkerbuurt are rented. Is a letter worth it then?
In the Kinkerbuurt a large part is social housing, and then the tenant reads your letter, not the owner. So focus on the streets with many owner-occupiers, usually the Helmersbuurt, the Da Costabuurt and the quays, and state clearly in the letter that it is meant for whoever owns the house.
