Buying a house in Amsterdam: the neighbourhoods that rarely reach Funda

In Amsterdam a share of the homes change hands without ever being on Funda, above all in the neighbourhoods below. If you want to live there, a personal letter reaches the owners best; each neighbourhood page names the streets people ask about and what the figures say.

Neighbourhoods in Amsterdam

  • Buying a house in the Jordaan

The Jordaan is the neighbourhood where I most often hear the sentence "if anything ever comes up, call me". That almost never works out, because the houses that come free here rarely stay on Funda for long, and many of them never get there at all. They go to the neighbour, the owner's niece, or someone who once put a note through the door.

    Bloemgracht · Egelantiersgracht · Lauriergracht · Westerstraat · postcode 1015, 1016

  • Buying a house in De Pijp

De Pijp is the neighbourhood where I most often hear that someone has "been looking for years". The supply on Funda looks large, but most of it is small flats that are gone within a week. The homes people are really waiting for, a double upstairs flat or a ground-floor house with a garden, rarely come up for sale publicly. Those go through the neighbours, the owners' association (VvE) or an estate agent who already had a buyer.

    Frans Halsstraat · Gerard Doustraat · Govert Flinckstraat · Hemonylaan · postcode 1072, 1073, 1074

  • Buying a house in Oud-West

Oud-West is the neighbourhood where I most often hear people looking say they want "anywhere in 1053 or 1054". The supply consists mainly of flats that are gone within a week. The homes people are really waiting for, a ground-floor house with a garden on the quay or a double upstairs flat in the Helmersbuurt, rarely come up for sale publicly. Those go through the owners' association (VvE) or the neighbours.

Eerste Helmersstraat · Da Costakade · Jacob van Lennepkade · Bellamystraat · postcode 1053, 1054

  • Buying a house in the Rivierenbuurt

The Rivierenbuurt is the neighbourhood where I see many people return who lived there as children. Residents stay a long time, and when a flat comes free there is often already a child, a neighbour or an acquaintance who wants it. On Funda you mainly see the smaller flats; the spacious corner home on the Amstelkade rarely comes up publicly.

    Churchill-laan · Amstelkade · Maasstraat · Rijnstraat · postcode 1077, 1078, 1079

  • Buying a house in the Watergraafsmeer

For many Amsterdammers the Watergraafsmeer is the step after a flat in Oost or De Pijp: more space and a garden, with the city still within cycling distance. Once people live here, they do not move in a hurry. The very homes that matter, a ground-floor flat with a garden or a spacious upstairs flat on an avenue, therefore come onto the market little. If one comes free, it has often already gone round the street, and it goes to a neighbour who wants to move up or to someone who once sent the owner a letter.

    Middenweg · Kruislaan · Linnaeusparkweg · Hogeweg · postcode 1097, 1098

  • Buying a house in the Apollobuurt

The Apollobuurt is a neighbourhood where people buy a flat and only leave it again decades later. As a result little comes free, and the spacious homes that do come free are rarely on Funda for long. Often the buyer is already known before a board hangs in the window: someone from the same block who wants more space, or a family that sent the owner a letter earlier.

    Apollolaan · Minervalaan · Beethovenstraat · Stadionweg · postcode 1077
