Buying a house in the Veerallee (Zwolle): how to reach the owners

The Veerallee is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

The Veerallee is the Zwolle neighbourhood where people look for a town house from around 1900, and where they rarely come across one on Funda. Those who live here do not leave in a hurry. If a house does come free, the neighbours have often heard about it before it is online, and sometimes there is already a buyer: the children, an acquaintance of the family, a family that had already registered with an agent, or someone who once sent a letter.

The neighbourhood was laid out from around 1900 along the Willemsvaart, at first for well-to-do Zwolle residents, who had large villas built on the Veerallee itself. In the streets laid out at right angles to the avenue around 1900 to 1905 came spacious houses; the Prins Hendrikstraat and the Koningin Wilhelminastraat were the first, and there are still town houses with Art Nouveau details there. In the first half of the last century, houses for the middle classes and for workers were added, and the Gymnasium Celeanum established itself on the Veerallee. Villas on the avenue itself are almost never seen for sale, and a town house in one of the old side streets only very occasionally.

If I were searching here, I would choose the Prins Hendrikstraat or the Koningin Wilhelminastraat and write to the residents of the properties I really find beautiful. Who I am, why the Veerallee, and that I am going to live in the house myself and will not split it up or let it out. Anyone selling a house of well over a century old here usually wants to know who it ends up with.

Frequently asked questions

How do I approach owners in the Veerallee?

Choose one or two streets where you would really want to live and send the residents of the houses you like one personal letter: who you are, why the Veerallee, and that you are going to live there yourself. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.

Does much come up for sale in the Veerallee?

Little, certainly where the villas and town houses from around 1900 are concerned. They rarely come free, and when it happens, it often stays within the family circle or goes through an agent who already had a candidate. Anyone who wants a house like that is better off writing to the owners themselves than carrying on waiting.

Which streets are the most sought after?

The Veerallee itself and the old streets that run at right angles to it, such as the Prins Hendrikstraat and the Koningin Wilhelminastraat. That is also where the competition is greatest; a quieter street that appeals to you often gives a better chance than the street everyone names.

Is the Kamperpoort part of the Veerallee?

For the CBS they together form one district, but they are two neighbourhoods with a very different past. The Kamperpoort is the old suburb on the road to Kampen, with more business activity and simpler houses; the Veerallee is the urban extension from around 1900 with the villas and town houses. Anyone looking for a house like that looks in the Veerallee.
