Buying a house in Assendorp (Zwolle): how to reach the owners

Assendorp is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

Assendorp is the Zwolle neighbourhood where people buy a small house and stay far longer than they had planned. With the station and the city centre within walking distance and the shops on the Assendorperstraat, there is little reason to leave; those who do move often move within the neighbourhood. Little comes free as a result, and a whole house with a garden is often sold before anyone outside the street knows about it: to a neighbour who wants to move up, to friends of the seller, or to someone who put a letter through the door earlier.

The name is older than the neighbourhood: in the Middle Ages Assendorp was a settlement next to the city. The neighbourhood itself grew in the nineteenth century, after the railway came to Zwolle, and many railway people came to live here. In Oud-Assendorp, around the Assendorperstraat and the Groeneweg, there are workers' houses and old shop premises from the late nineteenth and early twentieth century. Nieuw-Assendorp, further from the city centre, was built mainly in the 1920s and 1930s: terraced houses, often with a garden. What most searchers are waiting for is a family house with a garden in a quiet street, and that is exactly what changes hands least.

If I were searching here, I would choose the Tulpstraat or a stretch of the Molenweg in Nieuw-Assendorp and write to the residents of the 1930s houses that suit me. Short and honest: who I am, why Assendorp, and that I am going to live there myself, not as an investor. In a neighbourhood where people know each other, a letter like that sometimes reaches the right door by way of the neighbours.

Frequently asked questions

How do I approach owners in Assendorp?

Write one personal letter to the residents of the houses where you would really want to live, in one or two streets you know: who you are, why Assendorp, and that you are going to live there yourself. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.

Does much come up for sale in Assendorp?

Little, certainly where whole houses with a garden are concerned. Residents stay a long time or move within the neighbourhood, and some of the sales happen outside Funda, by way of the neighbours or through an agent who already had someone in mind. Anyone who wants a whole house here waits a long time or writes to the owners themselves.

Which streets are the most sought after?

In Oud-Assendorp the streets around the Assendorperstraat, such as the Groeneweg and the Van Ittersumstraat; in Nieuw-Assendorp the streets with 1930s houses, such as the Tulpstraat. Above all, look at which street suits you; a street that does not come up in every conversation about Assendorp often yields more.

What is the difference between Oud-Assendorp and Nieuw-Assendorp?

For the CBS they are two separate neighbourhoods within the Assendorp district. Oud-Assendorp lies closest to the city centre and has the workers' houses from around 1900 and the beginning of the Assendorperstraat. Nieuw-Assendorp lies further out and was built mainly in the 1920s and 1930s. Anyone searching here usually takes both in.
