Buying a house in the Elzent (Eindhoven): how to reach the owners

The Elzent is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

In short

  • The Elzent has 774 addresses in the BAG register.
  • An existing home in the municipality of Eindhoven sold in 2025 for €470,000 on average, +4.3% on 2024 (CBS StatLine).

The Elzent is the neighbourhood Eindhoven people move to when they have made it, and which they then never leave. A villa comes free here when a life changes. And then the buyer is often already known before I hear of it: the children, an acquaintance of the owner, an agent who has kept a list for years. On Funda you mainly see what has been split.

The plan for the villa district dates from 1916, by Joseph Cuypers and city architect Kooken, modelled on the English garden city: curved avenues, plenty of green, and villas for manufacturers, doctors and bank directors. Most of it was built in the 1920s and 1930s, and the neighbourhood is a protected townscape. Elzent-Noord, against the centre and the Van Abbemuseum, is the best-known part. A detached villa on the Elzentlaan almost never comes free; a town house in a side street a little more often.

If I were looking here, I would pick the Jan Smitzlaan or a stretch of the Dr. Schaepmanlaan and write to the residents of the houses I really like. Who I am, why the Elzent, and that I am going to live there myself. In a small neighbourhood a letter like that gets passed on; make sure it is right.

Frequently asked questions

How do I approach owners in the Elzent?

Pick one or two avenues where you would really want to live and write the residents one personal letter: who you are, why the Elzent, and that you are going to live in the house yourself. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.

Does much come up for sale in the Elzent?

No. People stay a long time and most villas only change hands when a life changes. Part of those sales go outside Funda, within the family or through an agent who already knew a buyer. Flats in split buildings come up somewhat more often.

Which streets are most sought after?

The Elzentlaan and the curved avenues around it, and the houses on the edge of the Stadswandelpark. But sought after also means a lot of competition; an avenue that you like and that not everyone mentions often gives you a better chance.

What is the difference between Elzent-Noord and Elzent-Zuid?

Statistics Netherlands (CBS) counts them as two neighbourhoods in the district Stratum. Noord is the part against the centre and the Van Abbemuseum, with the best-known avenues; Zuid lies further from the centre. For most people looking here, it is one villa district and one search.
