Buying a house in Strijp-S (Eindhoven): how to reach the owners
Strijp-S is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

- An existing home in the municipality of Eindhoven sold in 2025 for €470,000 on average, +4.3% on 2024 (CBS StatLine).

Strijp-S is the neighbourhood that people from outside Eindhoven ask about first, and where I most often have to explain that buying works differently here. A large part of the lofts and flats is rented, and then the tenant reads your letter. The owner-occupied homes are there, but the owners are often young and sell within their own network before Funda comes into it.
The site belonged to Philips until the beginning of this century; the oldest factory buildings date from the 1920s. The lofts in Anton and Gerard, with ceilings of well over four metres, were among the first homes and are largely rented. Owner-occupied homes are mainly in the newer blocks around the Torenallee and the Philitelaan, from the last ten years. The most sought after is a loft with the old factory columns in view.
If I were looking here, I would pick one or two complexes where I would really want to live, find out which of them are owner-occupied, and write to the residents there. Short: who I am, why Strijp-S, and that I am going to live there myself. In a building with an active owners' association (VvE) such a letter gets discussed by the lift.

Frequently asked questions
How do I approach owners on Strijp-S?
Pick one or two buildings where you would really want to live, check that they are owner-occupied flats, and write the residents one personal letter: who you are, why Strijp-S, and that you are going to live there yourself. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.
Does much come up for sale on Strijp-S?
Flats come up for sale regularly, but there are fewer of them than the number of homes suggests, because a large part is rented. The lofts with character and the flats with a large balcony often go within the building or the owner's network before they are on Funda.
Which buildings are the most sought after?
The lofts in the old Philips buildings, Anton and Gerard first of all, and the higher flats with a view on the Torenallee. But a large part of those is rented. An owner-occupied flat in a slightly less well-known block often gives you a better chance than the loft everyone names.
How do I know whether a building is owner-occupied or rented?
Look at the name plates and the letterboxes: a housing association building usually has one managing agent's sign and uniform letterboxes; a VvE building has a sign from the association and more variation between the doors. If in doubt, state in the letter that it is meant for whoever owns the flat.
Write to the owners in Strijp-S.
