Buying a house in the Villapark (Eindhoven): how to reach the owners

The Villapark is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

In short

  • The Villapark has 1,434 addresses in the BAG register.
  • An existing home in the municipality of Eindhoven sold in 2025 for €470,000 on average, +4.3% on 2024 (CBS StatLine).

The Villapark is the neighbourhood where the top of Philips went to live, and where their successors still are. Very little comes up for sale. What comes free is often spoken for before the photos have been taken: to an acquaintance, to a family that was on an agent's list, or to someone who once sent a letter.

The neighbourhood was laid out at the start of the last century on the initiative of Anton Philips and other manufacturers, in the Dommel valley along the road to Tongelre. In 1907 Philips built villa De Laak on the corner of the Parklaan and the Nachtegaallaan; then came villas for manufacturers and houses for senior Philips staff, and by around 1930 it was complete. It is a protected townscape. On the Parklaan villas with large gardens, in the side streets rows of town houses. A villa on the Parklaan almost never comes free; a town house on the Fazantlaan a little more often.

If I were looking here, I would pick the Nachtegaallaan and a stretch of the Koekoeklaan and write to the residents of the houses that suit me. Briefly: who we are, why the Villapark, and that we are going to live there ourselves. Everyone knows each other here; a letter gets discussed, so make sure it is genuine.

Public figures about the neighbourhood, refreshed daily. They say something about who lives here and what it costs; whether anything will come up for sale, they do not say. That is what the letter is for.

Frequently asked questions

How do I approach owners in the Villapark?

Pick a few avenues where you would really want to live and write the residents one personal letter: who you are, why the Villapark, and that you are going to live there yourself. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.

Does much come up for sale in the Villapark?

No. It is a small neighbourhood where people stay a long time, and the houses that come free are often sold before they reach Funda, to an acquaintance or through an agent with a list. Anyone who wants to live here waits years for the right house, or writes to the owners themselves.

Which streets are most sought after?

The Parklaan itself, with the villas and the large gardens, and the quiet bird avenues behind it. But in the Villapark every street is short and sought after; pick the houses you really like and write to those, not the whole neighbourhood.

May I write in English?

Yes. Some of the residents work internationally and read English without difficulty. A short Dutch salutation and a sentence explaining why you are writing in English work well. More important than the language is that the letter is personal and asks for nothing except a conversation if it ever comes to that.

Write to the owners in the Villapark.

Pick a street, write in your own words why you want to live in the Villapark, and send your letter. The first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.
