Buying a house in Bottendaal (Nijmegen): how to reach the owners
Bottendaal is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

Bottendaal is the Nijmegen neighbourhood where first-time buyers buy a ground-floor flat, extend the attic when children come along, and then stay after all because they do not want to miss the station, the centre and the neighbours. Whole houses here often go from hand to hand: a neighbour who wants to move up, a friend who has been waiting for years, someone who once put a note through the door.
It is a nineteenth-century workers' neighbourhood, grown up around the Dobbelman soap factory, with narrow streets full of small terraced houses and upstairs and ground-floor flats from around 1880 to 1910. On the old factory site there is now new building. The most sought after is a whole house with a small garden in a quiet street between the Graafseweg and the Sint Annastraat; those rarely come free.
If I were looking here, I would pick two or three streets, the Van Oldenbarneveltstraat for instance or the Piet Heinstraat, and write to the residents of the houses I like. Honestly: who I am, why Bottendaal, and that I am going to live there myself. People here would rather see their house go to someone who knows the neighbourhood than to the highest bidder.

Frequently asked questions
How do I approach owners in Bottendaal?
With a short, personal letter to the residents of the houses where you would really want to live. Write who you are, why Bottendaal, and that you are not an investor. Through DoorLetter the first letter is free, printed and delivered by PostNL, and the owner can reply anonymously, even months later.
Does much come up for sale in Bottendaal?
Little, and what comes up is often small. Whole houses with a garden rarely change hands here, and when it happens the buyer is often already known: a neighbour, a friend, someone who had come forward earlier. That is why writing to owners directly pays off here.
Which streets are the most sought after?
The quiet streets in the middle of the neighbourhood, away from the Graafseweg and the railway, such as the Van Oldenbarneveltstraat and the Vondelstraat. But above all pick the street that suits you; a less well-known street often gives you a better chance than the street everyone names.
Many houses in Bottendaal have been split into rooms. Is a letter worth it then?
Part of the neighbourhood is student rental, and then the tenant reads your letter. Look at the houses with one name plate and a well-kept front garden, and put in the letter that it is meant for whoever owns the house. Owners here get plenty of cards from landlords; a letter from someone who wants to live there themselves stands out.
