Buying a house in the Hunnerberg (Nijmegen): how to reach the owners
The Hunnerberg is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.
In short
- The Hunnerberg has 2,355 addresses in the BAG register.
- An existing home in the municipality of Nijmegen sold in 2025 for €454,000 on average, +6.9% on 2024 (CBS StatLine).

The Hunnerberg is the neighbourhood Nijmegen people move to when they have made it and still want to feel the city: on top of the ridge, with a view over the Ooijpolder from the edge. A villa comes free here when a life changes, and then the buyer is often already known: a friend of the family, an agent with a list, someone who once wrote.
The neighbourhood was not planned but grew. Along the Berg en Dalseweg stand town houses and villas from between 1880 and 1910; behind them, on the Sterreschansweg and around Museum Kam, villas from the start of the last century with large gardens. In the Hugo de Grootstraat and the streets around it you find rows of town houses from around 1900 and 1920. A villa with a view almost never comes free; a town house in a side street a little more often.
If I were looking here, I would pick a stretch of the Sterreschansweg or the Hugo de Grootstraat and write to the residents of the houses I really like. Who I am, why the Hunnerberg, and that I am going to live there myself. Owners here get enough cards from agents; a letter from someone who wants to live there reads differently.

Frequently asked questions
How do I approach owners on the Hunnerberg?
Pick a few streets where you would really want to live and write the residents one personal letter: who you are, why the Hunnerberg, and that you are going to live in the house yourself. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.
Does much come up for sale on the Hunnerberg?
Flats, yes; whole villas and town houses hardly at all. Those rarely change hands, and when it happens it often goes outside Funda, within the family or through an agent who already knew a buyer. Anyone who wants a house like that is better off writing than waiting.
Which streets are most sought after?
The Sterreschansweg with its view, the villas around Museum Kam and the first stretch of the Berg en Dalseweg. But sought after also means a lot of competition; a quiet street that you like and that is not in every top ten often gives you a better chance.
Many buildings on the Hunnerberg have been split. Is a letter still worthwhile?
Yes, if it reaches an owner. A split town house has several nameplates and often an owners' association (VvE); then write to the residents of the floor you want, not just the ground floor. A building with one name and a well-kept front garden is usually still one house, and that is where the letter is worth most.
