Buying a house in the Hazenkamp (Nijmegen): how to reach the owners

The Hazenkamp is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

In short

  • The Hazenkamp has 2,982 addresses in the BAG register.
  • An existing home in the municipality of Nijmegen sold in 2025 for €454,000 on average, +6.9% on 2024 (CBS StatLine).

The Hazenkamp is the Nijmegen neighbourhood families move to as soon as Bottendaal gets too cramped, and where they stay until the children have left home. As a result little comes up for sale, and what does has often already gone round the street: at the school, at the sports club, with the neighbour who wants to move up. By the time it is on Funda, the neighbours have often already had a look on behalf of someone they know.

The pre-war part, around the Hazenkampseweg, was built in the 1930s: terraced houses with a bay window, stained glass and a deep garden, in streets named after animals. Further from the centre the neighbourhood was filled in after the war, simpler and more spacious in layout, with more flats. The 1930s house with a garden in one of the animal streets is what everyone is looking for and what comes free least often.

If I were looking here, I would pick the Hertstraat and a stretch of the Reestraat and write to the residents of the houses that suit my family. Honestly: who we are, why the Hazenkamp, and that we are going to live there ourselves. People here plan years ahead; whoever already has a letter in the drawer by then is the first to get a call.

Frequently asked questions

How do I approach owners in the Hazenkamp?

With a short, personal letter to the residents of the houses where you would really want to live. Write who you are, why the Hazenkamp, and that you are not an investor. Through DoorLetter the first letter is free, printed and delivered by PostNL, and the owner can reply anonymously with the code in the letter, even months later.

Does much come up for sale in the Hazenkamp?

No. It is a family neighbourhood where people stay a long time, and the 1930s houses that come free have often already gone round the street or the school playground before they reach Funda. Anyone who wants to live here usually waits a long time for the right house, or writes to the owners themselves.

Which streets are most sought after?

The animal streets around the Hazenkampseweg, such as the Hertstraat and the Reestraat, and the quiet streets in between. But above all pick the street that suits you; a street not everyone mentions often gives you a better chance than the street that is in every top ten.

Is the post-war part also part of the Hazenkamp?

For Statistics Netherlands (CBS) it is: it counts the whole neighbourhood as one. The pre-war part around the Hazenkampseweg has the 1930s houses; further out stand terraced houses and flats from after the war. Anyone looking for a 1930s house writes to the animal streets; anyone who mainly wants the neighbourhood has a better chance in the post-war part.
