Buying a house in Berkel-Enschot (Tilburg): how to reach the owners

Berkel-Enschot is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

Berkel-Enschot is where Tilburg families move to when they want space and still have the city close by. Those who live here often move within the village when the house gets too small or too big, and as a result less comes onto the market than you would expect. Some of what comes free finds a buyer through the school or the sports club before an agent is involved.

Berkel and Enschot were two farming villages that grew towards each other. From 1811 to 1997 they formed a municipality of their own together with Heukelom; since then Berkel-Enschot has been part of Tilburg. For a long time the two had no real village heart. That has come in the former monastery Koningsoord, whose church was built in the 1930s and which now houses the library and shops, with homes around it. Most of the village dates from after the war, with newer villa areas on the edges such as the Nieuwe Warande. Most in demand is a detached house with a spacious garden and an open view on the edge of the village.

If I were looking here, I would pick the Puccinilaan on the edge of Enschot or a stretch of the Kloosterstraat in Berkel, and write to the residents of the houses that suit our family. The letter would be about who we are, why we are choosing the village, and that we are going to live there ourselves. Many owners here only move once the children have left home; whoever has already written by then hears about it first.

Frequently asked questions

How do I approach owners in Berkel-Enschot?

Pick out the houses where you would really want to live and write the residents one personal letter: who you are, why Berkel-Enschot, and that you are going to live in the house yourself. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.

Does much come up for sale in Berkel-Enschot?

Something comes up for sale regularly, but the family houses with a spacious garden go quickly, and sometimes without having been offered publicly. In a village where many people know each other, the buyer is often already known before the agent takes photos. If you have a particular kind of house in mind, write to the owners in the streets where it stands.

Which streets are most sought after?

The streets on the edge of the village, where the houses have an open view, and newer villa areas such as the Nieuwe Warande. Also weigh up how you will live there day to day: a school and shops within cycling distance count for more in a village than a well-known address.

Is Berkel-Enschot part of Tilburg?

Yes, since 1997; before that it was a municipality of its own together with Heukelom, and in the reorganisation Heukelom went to Oisterwijk. Statistics Netherlands (CBS) counts Berkel-Enschot as a district of Tilburg, including the rural area around the village, and so that is also in the figures on this page.
