Theresia is one of the Tilburg neighbourhoods where people look for a whole house with a garden within walking distance of the centre, and a house like that rarely comes up for sale publicly here. Those who live in Theresia have often waited a long time for it and stay. What comes free is usually already known in the street before an agent is involved, and goes to the neighbours or to someone who put a note through the door earlier.
The neighbourhood is named after the Theresiakerk on the Theresiaplein, built between 1929 and 1931 as the centrepiece of what was then to become a new district. Since the late 1990s there have been homes in the church. Along the Lange Nieuwstraat and the Gasstraat there are still houses from the start of the last century, the streets around the square are mainly from the 1930s, and in Theresia Oost new-build has been added in recent years. Most in demand is a 1930s house with a garden in one of the quiet streets around the square, and it is precisely those that rarely change hands.
If I were looking here, I would pick the Theresiastraat or a stretch of the Lange Nieuwstraat and write to the residents of the houses I like. It would say who I am, why it has to be Theresia, and that I am going to live in the house myself and not let it out. An owner who wants to pass his house on to the right person gets more from a letter like that than from a card from a quick-buy company.
