Buying a house in Bezuidenhout (The Hague): how to reach the owners
Bezuidenhout is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

Bezuidenhout is the neighbourhood in The Hague where I see many people who come for a few years, for a ministry or an international organisation, and then do not want to leave. As a result the town houses in Oost stay in the same hands for a long time. When one comes free, the buyer is often already known: a colleague, a neighbour, someone who once sent a letter.
Oost and Midden were built from around 1900 into the 1920s: town houses on the Bezuidenhoutseweg and the Juliana van Stolberglaan, and in the side streets around the Theresiastraat buildings that were later split into a ground-floor flat and a double upstairs house. West was largely destroyed in the bombing of 1945 and rebuilt afterwards, mainly with housing association homes. An unsplit town house on the Haagse Bos rarely comes free; a good upstairs flat more often.
If I were looking here, I would pick a few streets in Oost, the De Carpentierstraat for instance, and write the residents there a short letter: who we are, why Bezuidenhout, and that we are going to live in the house ourselves. Some of the residents prefer to read English; a Dutch salutation with a sentence of explanation is enough then.
Bezuidenhout in figures
Public figures about the neighbourhood, refreshed daily. They say something about who lives here and what it costs; whether anything will come up for sale, they do not say. That is what the letter is for.

Frequently asked questions
How do I approach owners in Bezuidenhout?
Pick a few streets where you would really want to live and write the residents one personal letter: who you are, why Bezuidenhout, and that you are going to live in the house yourself. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.
Does much come up for sale in Bezuidenhout?
Upstairs flats come up regularly, whole town houses rarely. Part of the sales take place outside Funda, through colleagues, neighbours or an estate agent who already knew a buyer. Those who want a whole house would do well to write to owners themselves.
Which streets are the most sought after?
The streets in Bezuidenhout-Oost right by the Haagse Bos, the Juliana van Stolberglaan and the quiet side streets around the Theresiastraat. But sought after also means a lot of competition; a street that you find beautiful and that not everyone names often gives you a better chance.
What is the difference between West, Midden and Oost?
Oost and Midden are pre-war, with town houses and split buildings; West was rebuilt after the bombing of 1945 and consists largely of housing association homes. CBS counts them as three neighbourhoods. Those looking for an owner-occupied home with the character of around 1900 look in Oost or Midden.
