Buying a house in the Statenkwartier (The Hague): how to reach the owners

The Statenkwartier is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

In short

  • The Statenkwartier has 5,771 addresses in the BAG register.
  • An existing home in the municipality of 's-Gravenhage sold in 2025 for €465,000 on average, +4.0% on 2024 (CBS StatLine).

In the Statenkwartier I see the same movement every year: a family comes for a few years, often for an international organisation, and then stays after all. As a result the turnover is smaller than the neighbourhood suggests. The town houses that do come free are often first offered within the network of the owner or the estate agent; on Funda you then only see them as "sold subject to conditions".

The neighbourhood was built between 1895 and 1915 and is a protected townscape: wide avenues, town houses with bay windows and Art Nouveau details, with the Frederik Hendriklaan as the shopping street in the middle. Many buildings have been split into a ground-floor flat and a double upstairs flat. An unsplit town house with a garden is what everyone is looking for and what rarely comes free; a good flat on a quiet avenue is a good deal more achievable.

If I were looking here, I would pick one side of the Statenlaan or the Van Boetzelaerlaan and write to the residents there, short and honest: who we are, why the Statenkwartier, and that we are going to live in the house ourselves. Many owners here waited years for their house themselves and understand such a letter better than a card from an estate agent.

Frequently asked questions

How do I approach owners in the Statenkwartier?

Pick an avenue or a few streets where you would really want to live and write the residents one personal letter: who you are, why the Statenkwartier, and that you are going to live in the house yourself. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.

Does much come up for sale in the Statenkwartier?

Less than you would think. Flats come up regularly, whole town houses rarely, and part of those go outside Funda, through the owner's network or an estate agent with a waiting list. Those who want a whole house would do well to write to owners themselves.

Which streets are the most sought after?

The wide avenues, such as the Statenlaan, the Van Boetzelaerlaan and the Prins Mauritslaan, and the quiet streets just behind the Frederik Hendriklaan. But sought after also means a lot of competition; a street that you find beautiful and that not everyone names often gives you a better chance.

May I write in English?

Yes. Many residents of the Statenkwartier work internationally and read English without difficulty. A short Dutch salutation and a sentence explaining why you are writing in English work well. More important than the language is that the letter is personal and asks for nothing except a conversation if it ever comes to that.
