Buying a house in the Kleverpark (Haarlem): how to reach the owners

The Kleverpark is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

In short

  • The Kleverpark has 2,549 addresses in the BAG register.
  • An existing home in the municipality of Haarlem sold in 2025 for €577,000 on average, +5.1% on 2024 (CBS StatLine).

The Kleverpark is the neighbourhood that people from Amsterdam move to and then never leave. I can see that from the turnover: houses come free here when a life changes, not because someone is ready for something else. Many of them are first passed around the street by word of mouth. By the time the house is on Funda, a few neighbours have often already had a look on behalf of an acquaintance who wants to come.

The neighbourhood was built between roughly 1900 and 1930, around the public garden on the Kleverparkweg, and is a protected townscape. Town houses on the Kleverparkweg and the Verspronckweg, terraces of red brick and double upstairs flats in the side streets, almost all with a garden or a small town garden. A whole family house with a garden in a quiet street is what rarely comes free; upstairs flats come up more often.

If I were looking here, I would pick a few streets that suit my family, the Soutmanstraat for instance, or the Wouwermanstraat, and write to the residents. Honestly: that we are coming to Haarlem or already live there, why the Kleverpark, and that we are going to live in the house ourselves. The residents here often came in that way themselves once.

Public figures about the neighbourhood, refreshed daily. They say something about who lives here and what it costs; whether anything will come up for sale, they do not say. That is what the letter is for.

Frequently asked questions

How do I approach owners in the Kleverpark?

With a short, personal letter to the residents of the houses where you would really want to live: who you are, why the Kleverpark, and that you are going to live there yourself. Through DoorLetter the first letter is free, printed and delivered by PostNL, and the owner can reply anonymously, even months later.

Does much come up for sale in the Kleverpark?

Little. Families stay here a long time, and the houses that come free have often already been passed around the street by word of mouth before they are on Funda. Those who want to live here usually wait a long time for the right house, or write to the owners themselves.

Which streets are the most sought after?

The Kleverparkweg itself, around the public garden, and the quiet side streets between the Verspronckweg and the Schoterweg. But above all pick the street that suits you; a street that not everyone names often gives you a better chance.

Is the Bomenbuurt also part of the Kleverpark?

For most people in Haarlem, yes; for CBS, no: it counts Kleverpark-noord and Kleverpark-zuid as neighbourhoods of their own and the Bomenbuurt separately. Those looking in the Kleverpark can usually safely include the streets on the other side of the Kleverlaan in the same search.

Write to the owners in the Kleverpark.

Pick a street, write in your own words why you want to live in the Kleverpark, and send your letter. The first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.
