Buying a house in the Koninginnebuurt (Haarlem): how to reach the owners
The Koninginnebuurt is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

The Koninginnebuurt is the part of Haarlem where I see commuters arrive who were looking for exactly this: a town house within walking distance of the station and the Hout. They never leave. As a result little comes up for sale, and what does is often already spoken for: to an acquaintance, to a family that was on an agent's list, or to someone who once put a letter through the door.
The neighbourhood is Haarlem's first expansion outside the old fortifications, largely built between 1880 and 1920, and falls within the protected townscape Haarlem Zuidwest. Town houses and villas on the Koninginneweg and around the Wilhelminapark, often each designed by a different architect, and in the Emmastraten and the Tempeliersstraat narrower buildings, some of which have been split. An unsplit town house with a garden rarely comes free; an upstairs flat more often.
If I were looking here, I would pick the Koninginneweg and one or two side streets, the Eerste Emmastraat for instance, and write to the residents of the houses I really like. Who I am, why the Koninginnebuurt, and that we are going to live there ourselves. In a neighbourhood this small a letter gets passed on; make sure it deserves that.

Frequently asked questions
How do I approach owners in the Koninginnebuurt?
With a short, personal letter to the residents of the houses where you would really want to live: who you are, why the Koninginnebuurt, and that you are going to live there yourself. Through DoorLetter the first letter is free, printed and delivered by PostNL, and the owner can reply anonymously with the code in the letter, even months later.
Does much come up for sale in the Koninginnebuurt?
Little. It is a small neighbourhood where people stay a long time, and the whole town houses that come free are often sold before they reach Funda, to an acquaintance or through an agent with a list. Upstairs flats come up more often. Anyone who wants a whole house does well to write to owners themselves.
Which streets are most sought after?
The Koninginneweg and the Wilhelminapark, and the quiet streets in between. But in the Koninginnebuurt every street is short and sought after; pick the houses you really like and write to those, not the whole neighbourhood.
What is the difference with Bosch en Vaart?
Bosch en Vaart lies south of the Koninginnebuurt, on the other side of the Schouwtjeslaan, and dates from the same period, with slightly more villas and almost only whole houses. Statistics Netherlands (CBS) counts them as two neighbourhoods in the same district; for most people looking here, it belongs to the same search.
