Buying a house in Hillegersberg (Rotterdam): how to reach the owners

Hillegersberg is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

In short

  • Hillegersberg has 13,593 addresses in the BAG register.
  • An existing home in the municipality of Rotterdam sold in 2025 for €415,000 on average, +2.9% on 2024 (CBS StatLine).

Hillegersberg is the neighbourhood Rotterdammers move to when they do not want to leave the city but do want a garden and water. Once people live here, they stay; the houses on the Bergse Plassen pass from parent to child. What does come free is often spoken for before it reaches Funda: to a friend of the family, through an agent who keeps a list, or to someone who once sent a letter.

Until 1941 it was a municipality of its own, and you can still feel that. Around the Bergse Dorpsstraat and the Kerkstraat is the old village, along the Straatweg and on the lakes the villas and country houses, and in the Molenlaankwartier and Hillegersberg-Noord mainly 1930s houses on broad avenues with plenty of green. A detached house on the water almost never comes free; a 1930s house in a side street off the Molenlaan a little more often.

If I were looking here, I would pick a stretch of the Burgemeester Le Fèvre de Montignylaan or the Weissenbruchlaan and write to the residents of the houses that suit my family. Short and honest: who we are, why Hillegersberg, and that we are going to live there ourselves. People here have often waited years for their own house.

Frequently asked questions

How do I approach owners in Hillegersberg?

Pick a few avenues or a stretch of street where you would really want to live and write the residents one personal letter: who you are, why Hillegersberg, and that you are going to live there yourself. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.

Does much come up for sale in Hillegersberg?

Flats and ordinary terraced houses come up regularly. The detached houses on the water and the spacious 1930s houses on the avenues rarely come free and often go outside Funda, within the family or through an agent who already knew a buyer. It is precisely for that kind of house that a letter pays off.

Which streets are most sought after?

The Straatweg and the avenues on the Bergse Plassen, and the broad avenues of the Molenlaankwartier. But sought after also means a lot of competition; a quiet side street that you like and that is not in every top ten often gives you a better chance.

What is the difference between Hillegersberg-Noord, Hillegersberg-Zuid and the Molenlaankwartier?

Statistics Netherlands (CBS) counts them as three neighbourhoods in the district Hillegersberg-Schiebroek. Noord is the old village with the Bergse Dorpsstraat and the houses around the lakes, the Molenlaankwartier is the 1930s area to the east of it, and Zuid lies against the ring road and is more mixed. Anyone looking for the village-like Hillegersberg looks in Noord and the Molenlaankwartier.
