Buying a house in the Scheepvaartkwartier (Rotterdam): how to reach the owners

The Scheepvaartkwartier is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

The Scheepvaartkwartier is the part of Rotterdam where you can still see what the city looked like before the war, and anyone who has a house here does not give it up in a hurry. The town houses on the quays rarely change hands. When it happens, the buyer is often already known through the owner's network or through an agent who has kept a list for years. What reaches Funda is mainly flats.

The neighbourhood was laid out in the second half of the nineteenth century as Het Nieuwe Werk, a residential district for well-to-do Rotterdammers between the city and Het Park. Later shipping companies and shipping offices settled there, and that is where the name comes from. In the bombing of May 1940 it was largely spared. On the Westerkade and the Parkkade the town houses look out over the Maas; many of them have been split into flats or are in use as offices. A whole town house on the quay almost never comes free; a flat with a view of the river somewhat more often.

If I were searching here, I would choose the Parklaan or a stretch of the Westerkade and write to the residents of the properties I really find beautiful. Who I am, why the Scheepvaartkwartier, and that I am going to live there myself and am not looking for an office. With a property that is half home and half office, it pays to address the letter to whoever lives there.

Frequently asked questions

How do I approach owners in the Scheepvaartkwartier?

Choose the properties where you would really want to live, check whether someone lives there and not only an office, and write the residents one personal letter: who you are, why the Scheepvaartkwartier, and that you are going to live there yourself. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.

Does much come up for sale in the Scheepvaartkwartier?

Flats come up regularly, whole town houses hardly ever. They stay in the same hands for a long time, and when they come free, it often goes through the owner's network or an agent who already knew a buyer. With a letter you are part of that network before it gets that far.

Which streets are the most sought after?

The quays with a view of the Maas, the Westerkade and the Parkkade, and the quiet avenues towards Het Park, such as the Parklaan. Everyone aims for those. A property one street further on, without a river view but with the same high ceilings, often yields more than yet another letter to the quay.

Is the Scheepvaartkwartier the same as Het Nieuwe Werk?

Largely, yes. Het Nieuwe Werk is the name under which the district was laid out in the nineteenth century; Scheepvaartkwartier is the name that stuck when the shipping companies set up their offices there. Het Park with the Euromast, on the west side, is part of it for most Rotterdammers, though hardly anyone lives there.
