Buying a house in Kralingen (Rotterdam): how to reach the owners
Kralingen is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

Kralingen is to Rotterdam what the Jordaan is to Amsterdam: the neighbourhood everyone names and where almost nothing comes up for sale. The town houses on the avenues around the Kralingse Plas often stay in the same family for decades. When they do change hands, the buyer is usually already known before an estate agent is involved. On Funda you mainly see the flats.
Kralingen-Oost is the part with the villas and town houses from around 1900, on the Avenue Concordia, the Voorschoterlaan and the Hoflaan, and the country houses on the 's-Gravenweg. Kralingen-West, on and behind the Oudedijk, has more flats from around 1900 to the 1930s, is more mixed and has many students. A whole house with a garden in Oost rarely comes free; a good flat in West comes up more often.
If I were looking here, I would pick one or two avenues in Oost where I would really want to live and write to the residents there. Honest and short: who I am, why Kralingen, and that I am going to live in the house myself. Most residents here know this kind of letter, because that is often how they found their own house too.

Frequently asked questions
How do I approach owners in Kralingen?
Pick one or two avenues where you would really want to live and write the residents one personal letter: who you are, why Kralingen, and that you are not an investor. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.
Does much come up for sale in Kralingen?
Flats, yes; whole houses, hardly. The town houses in Kralingen-Oost rarely change hands, and when it happens it often goes outside Funda, through the family or an estate agent who already knew a buyer. Those who want such a house are better off writing themselves than waiting.
Which streets are the most sought after?
The Avenue Concordia, the Voorschoterlaan and the avenues around the Kralingse Plas. But sought after also means a lot of competition; a quiet street that you find beautiful and that is not in every top ten often gives you a better chance.
What is the difference between Kralingen-Oost and Kralingen-West?
Oost is the part with the villas, the town houses and the lake; West, around the Oudedijk, is more mixed, with more flats and more students. CBS counts them as two neighbourhoods. Those looking for a family house usually look in Oost; those looking for a first home have a better chance in West.
