Oog in Al is the Utrecht neighbourhood that families move to as soon as they find Lombok too cramped, and where they stay until the children have left home. As a result little comes up for sale, and what does come up has often already been passed around the street by word of mouth. Residents hear about it at the school gate long before an estate agent is involved.

The neighbourhood was laid out in the 1920s and 1930s as a garden suburb, with the Everard Meijsterlaan as its axis and the park around the old country house in the middle. Mainly terraced houses with a front and back garden, here and there upstairs and ground-floor flats, and in the componistenbuurt a few houses by Rietveld. The Halve Maan, on the south side, is post-war. The pre-war single-family house with a garden is what everyone is looking for and what comes free the least.

If I were looking here, I would pick two or three streets between the Everard Meijsterlaan and the Merwedekanaal and write to the residents of the houses that suit my family. Honestly: why Oog in Al, and that we are going to live there ourselves. People here plan years ahead; whoever already has a letter in the drawer by then gets the first call.

Frequently asked questions

How do I approach owners in Oog in Al?

With a short, personal letter to the residents of the houses where you would really want to live. Write who you are, why Oog in Al, and that you are not an investor. Through DoorLetter the first letter is free, printed and delivered by PostNL, and the owner can reply anonymously, even months later.

Does much come up for sale in Oog in Al?

No. It is a family neighbourhood where people stay a long time, and the houses that come free have often already been passed around the street or the school playground by word of mouth before they are on Funda. Those who want to live here usually wait a long time for the right house, or write to the owners themselves.

Which streets are the most sought after?

The avenues around the park and the quiet streets of the componistenbuurt, and the houses on the water along the Kanaalweg. But above all pick the street that suits you; a street that not everyone names often gives you a better chance than the avenue that is in every top ten.

Is the Halve Maan part of Oog in Al?

For most people in Utrecht, yes; for CBS, no: it counts the Halve Maan as a neighbourhood of its own. It is the post-war part, on the south side, with slightly larger plots and more blocks of flats. Those looking for the pre-war Oog in Al look around the Everard Meijsterlaan and the park.
