Buying a house in Oudwijk (Utrecht): how to reach the owners
Oudwijk is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.
In short
- Oudwijk has 2,577 addresses in the BAG register.
- An existing home in the municipality of Utrecht sold in 2025 for €549,000 on average, +5.6% on 2024 (CBS StatLine).

Oudwijk lies between the Maliebaan and the Wilhelminapark, and that is why so little comes up for sale here. Those who live here have the city centre and the park both around the corner and see little reason to move. If a house does come free, it often goes to a neighbour who had been looking at it for years, or to someone who once let the owner know that he wanted to live here. What does reach Funda is usually sold quickly.
Most of it was built in the late nineteenth century, when the city grew beyond the singel under mayor Reiger. Oudwijk-Noord, between the Burgemeester Reigerstraat, the Maliebaan and the Wilhelminapark, is the part with the town houses and detached villas on park-like lanes. Oudwijk-Zuid, around the Oudwijkerdwarsstraat, is originally a working-class neighbourhood, built by private developers and added to in the 1920s, with small houses and upstairs flats in narrow streets. The Burgemeester Reigerstraat, with the shops, runs through the middle. A whole town house with a garden in the northern part rarely comes free; an upstairs flat in the south more often.
If I were searching here, I would take the Wolter Heukelslaan or a stretch of the street Oudwijk and write to the residents of the houses I really find beautiful. Briefly: who I am, why Oudwijk, and that I am going to live there myself. People here are attached to their neighbourhood, and a letter from someone who is too reads differently from yet another card from a quick-buy company.

Frequently asked questions
How do I approach owners in Oudwijk?
Choose the houses where you would really want to live and write the residents one personal letter: who you are, why Oudwijk, and that you are going to live in the house yourself. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.
Does much come up for sale in Oudwijk?
Upstairs flats and small houses in Oudwijk-Zuid come up now and then; the town houses and villas in the north rarely. Those often pass from hand to hand, through neighbours, family or an agent who already knew someone. Anyone looking for a house like that has to reach the owner before the owner is thinking of selling.
Which streets are the most sought after?
The lanes of Oudwijk-Noord close to the Wilhelminapark, such as the Wolter Heukelslaan. Almost everyone searching here writes there. In the small streets around the Oudwijkerdwarsstraat the competition is smaller, and a first home there can be the stepping stone to a larger house in the same neighbourhood.
What is the difference between Oudwijk-Noord and Oudwijk-Zuid?
Noord, between the Burgemeester Reigerstraat, the Maliebaan and the Wilhelminapark, is the part with the villas and town houses. Zuid, around the Oudwijkerdwarsstraat, was a working-class neighbourhood, with small houses, upstairs flats and some social housing. The CBS counts it as one neighbourhood. Anyone looking for a first home has more chance in Zuid; anyone who wants a town house writes in Noord.
