Buying a house in Utrecht: the neighbourhoods that rarely reach Funda
In Utrecht a share of the homes change hands without ever being on Funda, above all in the neighbourhoods below. If you want to live there, a personal letter reaches the owners best; each neighbourhood page names the streets people ask about and what the figures say.

Neighbourhoods in Utrecht
- Buying a house in Wittevrouwen
Wittevrouwen is the kind of neighbourhood people do not leave. They buy a ground-floor flat here when they are thirty, convert the attic when children come along, and are still there twenty years later. That is exactly why so little comes up for sale, and why the houses that do come up go so quickly.
Poortstraat · Bouwstraat · Hopakker · Zandhofsestraat · postcode 3572, 3581
- Buying a house in Lombok
Lombok is the neighbourhood everyone in Utrecht knows from the Kanaalstraat, but where almost nobody finds a house. The streets behind the Kanaalstraat are quiet, the houses small and the residents stay. Those who buy a ground-floor flat here as first-time buyers often later swap it for a whole house two streets away, and that goes from hand to hand, without a sign in the garden.
Kanaalstraat · Billitonkade · Riouwstraat · J.P. Coenstraat · postcode 3531
- Buying a house in Oog in Al
Oog in Al is the Utrecht neighbourhood that families move to as soon as they find Lombok too cramped, and where they stay until the children have left home. As a result little comes up for sale, and what does come up has often already been passed around the street by word of mouth. Residents hear about it at the school gate long before an estate agent is involved.
Everard Meijsterlaan · Mozartlaan · Lessinglaan · Goethelaan · postcode 3533
- Buying a house in Tuindorp
Tuindorp is the Utrecht neighbourhood where families end up who want a 1930s house with a garden and do not want to leave the city. Those who buy here often stay until long after the children have left home. If a house does come free, the street usually knows first, and it goes to a neighbour who wants to move up to a corner house or to a family that had already come forward to the owner. Some of those sales never reach Funda.
Mr. Sickeszlaan · Prof. Ritzema Boslaan · Linnaeuslaan · Prof. J.W. Dieperinklaan · postcode 3571
- Buying a house in Oudwijk
Oudwijk lies between the Maliebaan and the Wilhelminapark, and that is why so little comes up for sale here. Those who live here have the city centre and the park both around the corner and see little reason to move. If a house does come free, it often goes to a neighbour who had been looking at it for years, or to someone who once let the owner know that he wanted to live here. What does reach Funda is usually sold quickly.
Burgemeester Reigerstraat · Wolter Heukelslaan · Oudwijk · Oudwijkerdwarsstraat · postcode 3581
