Buying a house in Wittevrouwen (Utrecht): how to reach the owners
Wittevrouwen is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

- An existing home in the municipality of Utrecht sold in 2025 for €549,000 on average, +5.6% on 2024 (CBS StatLine).

Wittevrouwen is the kind of neighbourhood people do not leave. They buy a ground-floor flat here when they are thirty, convert the attic when children come along, and are still there twenty years later. That is exactly why so little comes up for sale, and why the houses that do come up go so quickly.
It is mostly pre-war terraced houses and upstairs and ground-floor flats, in quiet streets within walking distance of the centre and the Biltstraat. Families want a whole house with a garden; they exist, but they almost never change hands through Funda. Many sales here go from neighbour to neighbour, or to someone who had already come forward.
My advice: pick the three streets where you would most like to live, walk through them one evening, and write to the residents of the houses that suit you. Say honestly that you want to stay in or move to Wittevrouwen and why. People here are attached to their neighbourhood and would rather see their house go to someone who is too.

Frequently asked questions
How do I approach owners in Wittevrouwen?
With a short, personal letter to the residents of the houses where you would really want to live. Write who you are, why Wittevrouwen, and that you are not an investor. Through DoorLetter the first letter is free, printed and delivered by PostNL, and the owner can reply anonymously, even months later.
Does much come up for sale in Wittevrouwen?
No. It is a neighbourhood where people stay a long time and few move, and part of the sales take place outside Funda. Those who want to live here often wait years for the right house, or write to the owners themselves.
Which streets are the most sought after?
The quiet streets between the Biltstraat and the Griftkade, and the corner houses with a garden. But above all pick the street that suits you; a less well-known street often gives you a better chance than the street everyone names.
What is the difference with Buiten Wittevrouwen?
Buiten Wittevrouwen lies on the other side of the Kleine Singel and has slightly larger houses and slightly more greenery. CBS counts it as a separate neighbourhood; for most people looking here, it is part of the same search.
Write to the owners in Wittevrouwen.
Pick a street, write in your own words why you want to live in Wittevrouwen, and send your letter. The first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.
