Buying a house in Biesland (Maastricht): how to reach the owners

Biesland is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

Little comes up for sale in Biesland. Those who live here often have a detached house or a semi-detached house with a sizeable garden, on the edge of the city and yet close to the centre, and see little reason to leave. If a house does come free, it has often already been discussed in the street, and it goes to someone who knew the owner or to a family that had come forward earlier.

Biesland was a hamlet on the road to Wolder and Kanne, on marshy land between the Jeker and the Tongerseweg; the name refers to the rushes that grew there. In the early 1950s the Bieslanderweg came, over the old route of the steam tram to Kanne, and between 1951 and 1955 a small estate of rented houses and villas rose there, designed by city architect Frans Dingemans. Most of it is from the 1960s and 1970s: detached and linked houses of two storeys with a pitched roof, and many semi-detached houses. A few lanes are named after the musketeers; d'Artagnan fell in 1673 at the siege of Maastricht. A house on the Bieslanderweg with a view over the Jeker valley comes free least.

If I were searching here, I would take the Porthoslaan or a stretch of the Bieslanderweg and write to the residents of the houses that suit my family. Who we are, why Biesland, and that we are going to live there ourselves. I would also add that we can wait; anyone moving here after a long life in the same house wants to do that at their own pace.

Frequently asked questions

How do I approach owners in Biesland?

Choose the houses where you would really want to live, a few on the Bieslanderweg or in the lanes behind it, and write the residents one personal letter: who you are, why Biesland, and that you are going to live there yourself. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.

Does much come up for sale in Biesland?

No, most owners live here a long time, and the detached houses rarely change hands. Some go outside Funda, through the neighbours or an agent who already had someone. Anyone who wants to live here is better off writing now than waiting until a board stands in the garden.

Which streets are the most sought after?

The Bieslanderweg, especially the houses with a view over the Jeker valley, and the quiet musketeer lanes behind it. Those are also the ones mentioned most often; a house that is not on the best-known road often has fewer people standing at the door.

Is the Jekerdal part of Biesland?

Not for the CBS: the Jekerdal is a neighbourhood of its own, in the valley of the Jeker, and Biesland lies higher, with a view over the valley from the Bieslanderweg in a few places. Campagne, the neighbourhood next door, is more like Biesland, also with many detached and semi-detached houses. Anyone searching in this corner of the city often takes those neighbourhoods into the same search.
