Buying a house in Sint Pieter (Maastricht): how to reach the owners

Sint Pieter is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

In short

  • An existing home in the municipality of Maastricht sold in 2025 for €414,000 on average, +4.7% on 2024 (CBS StatLine).

Sint Pieter is where people from Maastricht go when they have made it, and where they do not leave. A house here only comes free when a life changes. And by then it has often already been sold before I hear of it: to the children, to the neighbours, to someone who sent a letter years ago that turned out to have been kept.

Until 1920 it was a village of its own, on the flank of the Sint-Pietersberg on the Maas. The Villapark, on the side of the Stadspark, was built in the 1920s and 1930s: villas and spacious town houses on the Parkweg and the Aylvalaan. Along the Lage Kanaaldijk stand older houses with a view of the water. A villa in the Villapark or a house with a view of the Maas almost never comes free.

If I were looking here, I would pick the Parkweg and a stretch of the Mergelweg and write to the residents of the houses I really find beautiful. Short: who I am, why Sint Pieter, and that I am going to live there myself. Here everyone is related to someone; a letter gets passed on, so make sure it is right.

Frequently asked questions

How do I approach owners in Sint Pieter?

Pick a few streets where you would really want to live and write the residents one personal letter: who you are, why Sint Pieter, and that you are going to live in the house yourself. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.

Does much come up for sale in Sint Pieter?

No. People live here a long time and most houses only change hands when a life changes. Part of those sales take place outside Funda, within the family or through an estate agent who already knew a buyer. Those who want to live here are better off writing themselves than waiting.

Which streets are the most sought after?

The avenues of the Villapark, such as the Parkweg and the Aylvalaan, and the houses on the Lage Kanaaldijk with a view of the water. But sought after also means a lot of competition; a street higher up the hill that not everyone names often gives you a better chance.

Is the Villapark part of Sint Pieter?

For most people in Maastricht, yes; for CBS, no: the Villapark is a neighbourhood of its own, between the Stadspark and the old village. It is the part with the pre-war villas. Those looking in Sint Pieter usually include the Villapark in the same search.

Write to the owners in Sint Pieter.
