Buying a house in the Jekerkwartier (Maastricht): how to reach the owners

The Jekerkwartier is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.

In short

  • The Jekerkwartier has 1,431 addresses in the BAG register.
  • An existing home in the municipality of Maastricht sold in 2025 for €414,000 on average, +4.7% on 2024 (CBS StatLine).

The Jekerkwartier is the part of my city I most like to cycle through, and where I have to explain to people looking that patience is not a strategy. What comes free has often already gone before it is on Funda: to the neighbour who had had his eye on it for years, to the tenant upstairs, or to someone who once wrote a letter.

It is the oldest part of the city centre, between the Vrijthof and the city wall by the Helpoort, with the Jeker running right through it. The buildings date from the seventeenth to the nineteenth century, narrow and deep. The university is around the corner, so part of it is student rental and then it is not the owner who reads your letter. A whole building on the Sint Pieterstraat or a house with a garden on the Lang Grachtje rarely comes free.

If I were looking here, I would take the Grote Looiersstraat and a stretch of the Sint Pieterstraat and write to the residents of the buildings I really find beautiful. In Maastricht such a letter has to be genuine: who you are, why the Jekerkwartier, that you are going to live there yourself. They can spot a quick-buy company here from the first sentence.

Frequently asked questions

How do I approach owners in the Jekerkwartier?

Pick a few streets where you would really want to live and write the residents one personal letter: who you are, why the Jekerkwartier, and that you are not an investor. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.

Does much come up for sale in the Jekerkwartier?

No. It is a small neighbourhood with many owners who have been there a long time, and part of what is sold never reaches Funda. In Maastricht a lot goes through who you know; a letter is the way to become known to people you do not know yet.

Which streets are the most sought after?

The Sint Pieterstraat and the Grote Looiersstraat, the Lang Grachtje by the city wall and the quiet little streets along the Jeker, such as Achter de Molens. But every street here is short; pick the buildings you really find beautiful and write to those, not the whole neighbourhood.

Many buildings here are student rentals. Is a letter worth it then?

Only if it reaches an owner. A building with five name plates and bicycles outside the door is usually rented out; a building with one name and a well-kept front door usually not. Write to the second kind, and put in the letter that it is meant for whoever owns the house.
