Buying a house in Wyck (Maastricht): how to reach the owners
Wyck is a neighbourhood where little comes up for sale and much of it changes hands without ever reaching Funda. If you want to live here, a personal letter to the owners in a few chosen streets gives you a better chance than waiting for a listing.
In short
- Wyck has 4,204 addresses in the BAG register.
- An existing home in the municipality of Maastricht sold in 2025 for €414,000 on average, +4.7% on 2024 (CBS StatLine).

Wyck is my own city at its best, and the neighbourhood where I most often have to disappoint people who are looking. I walk through it every week, from the station to the Maas, and I know enough residents to know that they are not leaving. What comes up for sale here has often already been sold before it is on Funda: to a neighbour, to the tenant upstairs, or to someone who once sent a letter.
The Rechtstraat is medieval: narrow, deep buildings with a shop on the ground floor and one or two floors of living space above. The Stationsstraat and the Wilhelminasingel date from the end of the nineteenth century, town houses that were often later split into flats. Around the Sint Maartenslaan stand the wider family houses. A whole building or an upstairs flat with a view of the Maas rarely comes free. Céramique, to the south of Wyck, is a separate neighbourhood for CBS.
If I were looking here for myself, I would take the Hoogbrugstraat and a stretch of the Wycker Grachtstraat and write to the residents of the buildings I really find beautiful. In Maastricht that only works if it is genuine: who you are, why Wyck, and that you are going to live there yourself. They can spot a letter from an investor from a distance here.
Wyck in figures
Public figures about the neighbourhood, refreshed daily. They say something about who lives here and what it costs; whether anything will come up for sale, they do not say. That is what the letter is for.

Frequently asked questions
How do I approach owners in Wyck?
Pick a few streets where you would really want to live and write the residents one personal letter: who you are, why Wyck, and that you are not an investor. Through DoorLetter the first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.
Does much come up for sale in Wyck?
No. It is a small neighbourhood with many owners who have been there a long time, and part of what is sold never reaches Funda. In Maastricht a lot goes through who you know; a letter is the way to become known to people you do not know yet.
Which streets are the most sought after?
The Rechtstraat and the Stationsstraat for those who want to be in the middle of it all, the Wilhelminasingel and the Sint Maartenslaan for those looking for a larger house. But in Wyck every street is short; pick the buildings you really find beautiful and write to those, not the whole neighbourhood.
Is Céramique part of Wyck?
For many people in Maastricht, yes; for CBS, no: Céramique is a neighbourhood of its own, built from the 1990s onwards on the old factory site. Those looking for the old Wyck, with the buildings from before 1900, look to the north of the Avenue Céramique.
Write to the owners in Wyck.
Pick a street, write in your own words why you want to live in Wyck, and send your letter. The first letter is free, printed and delivered by PostNL; the owner can reply anonymously with the code in the letter.
